1) All Prices stated do not include land. The customer is responsible for providing the land.
2) PHASE 1 Prices (Foundation to Roof) covers the building substructure, the building superstructure and the building roof. PHASE 1 Prices do not include fixtures and finishes, i.e. roof under-ceiling, rendering/plastering, electrical, plumbing, internal ceilings, doors, windows, cabinetry, countertops, wall finishes and floor finishes (Refer to the below Comparison Table).
3) ALL IN ONE Prices (Foundation to Finish) cover a complete building, i.e. substructure, superstructure, roof, fixtures and finishes (Refer to the below Comparison Table).
4) All Prices stated include standard, reliable quality construction materials, finishes and fixtures (where applicable). We reserve the right to adjust the stated Prices to facilitate requests for Modifications & Customization by way of high end/luxury and/or special construction materials, finishes or fixtures (where applicable).
5) All Prices stated do not include:
– Construction Preliminaries: mobilization, demobilization, temporary facilities, services etc.
– Site/Yard Infrastructure: site drainage, driveway, aprons, fence etc.
– Site/Yard Services: external electrical & plumbing works and their respective supply/connection works etc.
All of which can only be determined upon confirmation of the site, its accessibility, dimensions and other particulars.
6) All Prices stated account for land conditions that are considered to be relatively flat, clear, virgin, stable and not flood-prone. Modifications & Customized works to adapt to land conditions can be discussed.
7) The provision of Building Plans and/or Statutory Approval Services is not included in the stated Prices, however, it can be discussed if required.
8) We reserve the right to adjust the stated Prices based on fluctuations in market prices and customer requests for Modifications & Customization.
